Honestly not sure how people make these decisions without being on the ground. I'm based in Dubai and looking at Vipul Orchid Square for investment. My biggest worry is construction quality issues popping up post-possession, like seepage or bad plumbing. How badly does that hit future resale or rental income? Also, power backup; is it genuinely full flat, or just common areas? Tenants won't stick around if AC cuts out. Can't do site inspections easily, so relying on community insights. Any long-term owners there?

Totally understand your concern from Dubai, it's hard to make such a big decision remotely. Gurgaon mein quality control ka issue common hai, especially with older projects. Mere ek friend ne DLF
Bhai, Vipul Orchid Square toh kaafi purana project hai, 2007 ki possession hai. Construction quality toh time ke saath degrade hoti hai, especially if initial build wasn't top-notch. Resale mein issue aa sakta hai, especially for a first-time buyer looking for value.
