Just finished a video call with a broker about properties near Dwarka Expressway, Sector 102. I'm based in Dubai, so can't do a site visit myself easily. Thinking about a 3BHK, maybe around ₹1.8 Cr. How reliable are these power of attorney setups for NRIs? And finding a good property manager for rental yields, is that tough? Wondering if the advertised 3-4% yields are even realistic there. Honestly not sure if buying from abroad without seeing it is smart. Any tips for managing this whole process remotely?

Ultimately, it boils down to risk appetite. If you can't visit, get a very trusted local contact. PoA can work, but it needs to be iron-clad and with someone you implicitly trust. For rental yields, factor in vacancy periods and maintenance. Don't go by advertised numbers. It's a long-term investment, so patience is key. What did you decide finally?
RERA registration number check karna sabse important hai. Aur builder ka past record. Kya unhone pehle projects time pe deliver kiye hain? Dwarka Expressway mein delays bahut common hain, especially during Covid. Dhyan rakhna.
I understand your dilemma. Main bhi NRI hoon, 2 saal pehle Basai mein ek plot liya tha. PoA apne bhai ko di thi, but har step pe video call aur documents ki scanned copies mangwata tha. Builder se directly baat karna bahut zaroori hai, aur RERA registration check karna mat bhoolna. Property manager dhundhna tough hai but possible through references.

U5, potential toh hai, but current market conditions dekho. New supply bahut hai, aur rental market mein bhi pressure hai. Airport Road ke paas waali properties mein bhi 2-2.5% se zyada mushkil se mil raha hai. 3-4% toh sirf builder ki marketing hai, reality mein bahut kam hota hai.
Bhai, PoA se toh bahut risk hai. Dwarka Expressway pe fraud ke cases bhi sunne ko milte hain. Rental yields 3-4%? Aajkal Gurugram mein mushkil hai.
U3, sabse pehle toh PoA sirf family member ko do, jispe pura trust ho. Aur PoA document mein power clear honi chahiye, kya bech sakta hai, kya nahi. Badshahpur mein bhi aise cases dekhe hain jahan PoA ka misuse hua hai.

Totally agree U1! Mere ek relative ne bhi PoA se liya tha Baharampur Naya mein, baad mein pata chala builder ne same property doosre ko bhi bech di thi. Court case chal raha hai abhi tak. Remote buying mein toh aur bhi dikkat hoti hai, verification kaun karega?
