Gurgaon investors: does amenity premium ever pay off?
Promised amenities versus what actually gets delivered is my biggest worry as an investor. Fed up of renting, I'm eyeing properties like Surendra Star Home. But I hear stories about clubhouses being ghost towns or maintenance charges shooting up for poor service. Does the initial amenity premium ever truly pay off for resale or attracting good tenants? Yaar, I don't want to get stuck with high EMIs and no real long-term value. What's your experience?

Haan, right. Possession date July 2022 thi but abhi bhi ONGOING dikha raha hai RERA pe. Only 16 units hain, phir bhi itni delay. Amenities toh chodo, time pe ghar mil jaaye wohi badi baat hai. Mera ek relative Airport Road pe aise hi fas gaya tha.

Exactly! Mere ek friend ne Badshahpur mein ek project liya tha, clubhouse ka promise tha, but abhi tak construction bhi poora nahi hua. Sirf maintenance ka bill aata hai. Zero value add.
Bhai, amenity premium is mostly a marketing gimmick. Waste of money.
