Gurgaon investors: does premium quality pay off long-term?
Okay I'll be honest — I completely underestimated how confusing this process is. I'm currently in a 2BHK in Sector 57 and thinking of upgrading to a 3BHK or villa, maybe even in Vipul Orchid Square. My main worry as an investor is construction quality over time. Dekho, brochures mein sab achha lagta hai, but actual cracks, seepage issues after a year, yeh sab resale value affect karte hain. Is the premium for supposed 'better quality' worth it for long-term ROI? Also, maintenance charges. They're sky-high in some societies, but do we actually get value for money? Aur green areas ka kya scene hai? Brochures mein itna landscaping dikhate hain, but is it cramped in reality? Does actual open space drive tenant attraction or resale value, ya bas marketing hype hai?

Vipul Orchid Square ka naam toh suna hai, but that price range (₹3.5 Cr – ₹11.5 Cr) for a project from 2007 makes me wonder if the 'premium' quality still holds up or if it's just reputation.
