Gurgaon investors: How do you factor in construction quality?
Gurgaon construction quality feels like a huge risk for investors. I'm eyeing M3M Heights for a 3BHK upgrade. Does poor construction really hit resale ROI? I'm worried about cracks and seepage. Are fancy amenities worth the premium, or just higher maintenance? Do tenants care?

U6, as per RERA, the possession date for M3M Heights was 2024-05-01. So technically, it should be completed now. But 'completed' and 'ready to move with OC' are two different things sometimes. You need to check the ground reality.
Amenities ka toh bas marketing gimmick lagta hai mujhe. Swimming pool, club house, gym... sab ka maintenance charge toh hum hi bharenge. Does anyone know if tenants actually pay extra for these? Or is it just a burden for the owner? My budget is already stretched.
U4, you're absolutely right. I booked a 2BHK near Airport Road a few years ago, not M3M, but similar high-end amenities. Initially, the rent was good, but maintenance charges have gone through the roof! Tenants mostly care about good connectivity and basic facilities, not necessarily a fancy golf simulator. My previous tenant left because the maintenance was too high and the gym equipment was often broken. It definitely impacts your ROI negatively if you can't justify the rent.

M3M Heights ka naam sunke hi darr lagta hai. Unka track record thoda mixed raha hai. RERA number toh hai GGM/688/420/2023/32, but that doesn't guarantee quality after possession, does it? Just check reviews for their older projects.
Totally agree, U1! My biggest worry is hidden costs later. Kahi builder ne bas upar upar se chamka diya ho.
