I'll be honest, even in this business, it's tough when you're buying for yourself. Sunder Homes ke naye project mein South City II mein ek unit dekh raha hoon. Ground floor ya 4th floor, same layout. Builder PLC charge kar raha hai. Investor perspective se, is this floor-rise premium worth the extra cost for future appreciation, ya should I look at secondary market deals for better value? Kya kehte ho?

Dekho, investor perspective se, PLC tab worth it hota hai jab project bahut prime location mein ho, builder ka brand value top-notch ho, aur future infrastructure development clear ho. South City II theek hai, but Sunder Homes ka track record dekhte hue, I'd be very cautious. Ground floor units sometimes have their own advantages like bigger private space (if builder allows). Agar ROI max karna hai, secondary market mein 'distress deals' ya slightly older but well-maintained projects mein better value mil sakti hai, bina PLC ke. Bahut research karni padegi.
Gurgaon mein market thoda slow hua hai recently, especially for projects with delays. Builders are struggling with sales in some pockets. I think this is a buyer's market for ready-to-move properties. Secondary market mein negotiation ka scope zyada milega, aur PLC toh bilkul nahi hoga.
Meri personal experience hai, 5 saal pehle Badshahpur mein ek project mein 7th floor pe liya tha. Builder ne floor rise liya, bola achha appreciation hoga. Lekin ab jab bechne ki soch raha hoon, toh ground floor aur 7th floor ke price mein hardly koi significant difference hai. Bas view ka fark hai, jo har koi pay nahi karna chahta. Ultimately, location aur builder ka naam zyada matter karta hai. Sunder Homes ka naam utna strong nahi hai.
U3, Sunder Homes South City II ka possession abhi bhi pending hai. December 2023 bola tha, ab June 2024 bol rahe hain. Bahut delays chal rahe hain. Isliye U1 ki baat sahi hai, pehle possession dekho.
Haan, but for self-use, higher floors get better light and less noise. Investor ke liye shayad na ho, but end-user ke liye toh fark padta hai.
Sahi baat hai, location is key. Badshahpur mein aapko kitna appreciation mila, if you don't mind sharing? Kyunki meri ek friend ne bhi Baharampur Naya mein ground floor liya tha aur uska appreciation bhi theek-thaak ho gaya.
Same dilemma yaar! Builders toh PLC aise charge karte hain jaise top floor pe pahunch ke chand dikh jayega. Budget mein rehna hai toh yeh extra cost pinch karta hai.

Mere hisaab se, yeh PLC bas builder ka extra kamaane ka tareeka hai. Secondary market mein shayad better deal mil jaye, especially agar ready-to-move hai toh.

Exactly! Humne bhi ek project mein dekha tha Airport Road ke paas, builder ne floor rise kaafi charge kiya aur end mein sabko delay hi mila. Agar investment hai toh ready-to-move ya secondary market mein dekho jahaan risk kam ho. Naye projects mein bahut gamble hai.
