Maintenance charges are a hidden trap for investors. At Silverglades Tarudhan Valley, promised amenities are okay, but maintenance vs actual service quality isn't. Does this affect your tenant ROI? Share your tips.

Toh iska matlab first-time buyers ko kya karna chahiye? Maintenance charges kaise negotiate kare
Dekho, Silverglades Tarudhan Valley ek established project hai, 2007 se hai. Toh thode wear and tear issues expected hain. Lekin, high maintenance charges for sub-par services is a valid concern, especially for first-time investors looking for good rental yield. What's the average maintenance charge per sqft there currently? Aur kya koi association hai jo actively builder se fight kar rahi ho?
I second U8. Silverglades Tarudhan Valley mein yahi problem hai. Mera ek investor friend hai, usne apna flat wahan se nikal diya because of low rental yield and high maintenance. He shifted his investment towards smaller, newer projects near Basai, jahan society management abhi developer ke paas hi hai. He says till handover, developer is usually more responsive. But then again, after handover, the problem might start there too. It's a gamble everywhere.
Agar builder ka track record maintenance mein kharab hai, toh avoid karna hi better hai, especially agar rental ROI dekh rahe ho.
U7, wahan pe maintenance charge around ₹4-5 per sqft hai, jo ki is type ke amenities ke liye theek hai, but service quality ke hisaab se bahut zyada hai. Association toh hai, but builder ke saath unki talks zyada fruitful nahi hoti. RERA mein complaint bhi ki thi kuch logon ne, but progress slow hai.
Totally agree, bhai! Maintenance charges ekdum loot macha rakhi hai. Mera ek friend hai jiska apartment Badshahpur mein hai, wahan bhi same problem. Society wale bas paise lete rehte hain, services ke naam pe zero. Silverglades Tarudhan Valley ka toh price range bhi high hai (₹3.6 Cr – ₹5.3 Cr), itne mein toh expect karte hain ki top-notch service mile.
Meri toh suno, maine Airport Road side ek flat liya tha, builders ne bola 2.5 rs/sqft maintenance lagega. Ab 5 rs/sqft ho gaya hai, aur services wahi purani. Tenant ko toh fark nahi padta, wo toh rehta hai, but investor ki ROI toh hit hoti hai na. Kabhi-kabhi toh lagta hai ki rent se zyada maintenance mein chala jaata hai.
Ye sirf Badshahpur ya Tarudhan Valley ka issue nahi hai. Gurgaon mein general trend hai. Builders initial years mein low maintenance promise karte hain, phir society handover hote hi charges double. I've heard ki Tarudhan Valley mein 141 units hain, toh collective bargaining power honi chahiye residents ki. Before buying, always check the society's audited financial statements for the last 2-3 years, especially the maintenance expense breakdown. It gives a clear picture.
Yaar, Silverglades Tarudhan Valley ki baat kar rahe ho? Uska toh possession 2007 ka hai. Abhi tak maintenance issue chal raha hai kya? Main toh soch raha tha ki koi naya project dekhu Gurugram mein, but agar itne purane projects mein bhi ye problem hai toh naye ka kya bharosa? Kya koi specific example hai jaha service quality really bad hai?
Exactly! Sirf naam bade aur darshan chote wali baat hai yahan toh.
Haan, bilkul sahi keh rahe ho. Silverglades Tarudhan Valley mein mere ek relative rehte hain. Unhone bataya ki swimming pool aur club house ki upkeep theek nahi hai aur security bhi patchy hai. Jabki charges toh premium lete hain. RERA number RERA-GRG-684-2020 hai but complaints ka koi solution nahi milta jaldi.
