Gurgaon investors: Paramount Luxury Floor 40 ROI thoughts?

Visited Paramount Luxury Floor 40 last week and property achhi lagi, but price tag thoda high lag raha hai for a completed project, around ₹2.5 Cr for a 3 BHK. I'm a first-time investor, looking for good ROI. Parents bolte hain ready-to-move mein risk kam hota hai. Capital appreciation ka kya scene hai yahan? Has anyone tracked its price movement since launch? Also, rental yield kitna expect kar sakte hain? Agent bola 60-70k, but I'm not sure if that's realistic. Resale market kitna liquid hai yahan? matlab, agar 5-7 saal mein sell karna pade, toh buyers mil jayenge easily? Any experiences ya advice on this project?
