Gurgaon investors: real experiences with builder delivery?
Since January, I've eyed Gurgaon properties, especially Dwarka Expressway. Based in Dubai, I can't visit. What's the real story with DLF or Emaar's delivery and construction quality? Any post-possession surprises people faced?

U1, U5, U10... sabke concerns valid hain. Dubai se buy kar rahe ho toh physical visits possible nahi. Better hai kisi trusted consultant ya family member ko bol ke site visits karwao multiple times. Baharampur Naya ke paas bhi kuch achhe options aa rahe hain, but wahan bhi builder reputation check karna zaroori hai. Online reviews aur RERA website pe details dekhna mat bhoolna. Aur agreement mein penalty clauses for delay zaroor add karwana. Ultimately, no clean resolution, you have to do your homework.
Dwarka Expressway pe price per sqft kya chal raha hai abhi? Kuch idea hai kya? Main Badshahpur mein dekh raha tha, wahan toh rates bahut upar ja rahe hain. Confused hoon ki Dwarka Exp mein invest karna sahi rahega ya nahi, long-term ke liye.
DLF ke projects toh phir bhi thoda time pe deliver ho jaate hain, but unke prices bhi premium hain. Emaar mein thoda mixed reviews hain, depends on the specific project manager.

U6, ye kaunsa project tha Emaar ka, Airport Road pe? DLF ka toh suna hai thoda better quality hota hai, but prices bhi unke alag level pe hain.
Current market conditions mein builders profit margin ke liye har cheez mein compromise kar rahe hain. Quality control kaafi loose ho gaya hai. Especially jo projects fast-tracked hain, wahan dikkat aati hai. Airport Road side pe bhi yehi haal hai, sab jaldi jaldi bana rahe hain.
Hidden charges toh pakka aayenge, U5. Mera experience Emaar ke saath Airport Road side pe accha nahi raha. Possession ke time registry charges ke alawa bhi bahut kuch maanga. Phir maintenance ka bill alag. Aur society formation mein toh builders apni marzi chalate hain, saalon lag jaate hain residents ko control lene mein. Quality bhi average hi thi.
