Gurgaon investors, which payment plan strategy are you using?

Is construction-linked payment really better for investors right now? I'm fed up of renting in Gurgaon, finally taking the plunge. Looking at Dwarka Expressway projects, maybe Lion Infra. Should I push for spot discounts or is pre-launch pricing actually better for long-term ROI? What payment plan makes most sense to maximise leverage?
