Gurgaon investors, which unit size gives real yields today?
Been hunting across Gurgaon for six months now, and honestly, buying for myself is totally different. I sell properties daily, but choosing between a 2BHK and 3BHK has me stuck. Checked Suncity Projects near Sector 58, but super area vs carpet area games are wild everywhere. 3BHKs have huge buyer hype, but 2BHK rental yield feels safer... actually wait, are tenants really paying decent rent for smaller flats now? What's your ground reality?

Net carpet area check karne ke liye RERA Haryana website par project ka approved floor plan nikalo. Token dene se pehle builder se RERA carpet area certificate maango, sales brochure par kabhi trust mat karna, wo sab super area ka inflated drama hota hai.

Resale dead nahi hai bhai, par buyer pool totally family crowd ban chuka hai. Last month I visited a resale unit near Badshahpur, owner was desperate to sell his 2BHK because every incoming lead wanted a study room or 3BHK. So liquidity wise 2BHK thoda slow move hota hai agar locality family-heavy ho.
