posted on 13 MayGurgaon luxury buyers, what's your take on Aralias space?
Budget finalised, loan pre-approved for Aralias, but the carpet area feels so tight for ₹31 Cr. Are these super area to carpet area ratios normal for luxury? Worried about resale value if it feels cramped.

I get the concern about carpet area, it's very real for such a high price tag. But Aralias is Aralias – it's a landmark. The location, the community, the DLF brand value, all factor in. Have you visited it multiple times? Sometimes, the overall vibe and prestige outweigh a few square feet. What about the amenities and common areas, are they top-notch?
31 Cr for that carpet area is insane. Just walk away, bhai.
Aralias is a very old project, possession was given in 2008. So, RERA doesn't even apply there. While it's a DLF classic, you need to factor in the age of construction and older design philosophies. Newer luxury projects have better space optimization and amenities. Plus, 31.6 Cr for something from 2008? That price point is usually for ready-to-move in, ultra-modern structures with all the bells and whistles and better space utilization. Just something to keep in mind.
Dekho, space ki baat toh hai, but Aralias is about exclusivity, location, and the DLF Golf Course view. Yeh projects carpet area se zyada lifestyle bechte hain. It's not just sq ft, it's the address. That's why it commands such a premium, even compared to newer DLF projects in other parts of Gurgaon. It's a different kind of luxury for a very specific buyer, not just about raw space.
Exactly! Old construction means higher maintenance down the line, and the layouts might feel dated. RERA na hona bhi ek red flag hai, transparency kam hoti hai.
Totally feel you! This is my biggest fear with luxury properties. They quote a huge super area but when you actually see the carpet area, it's always a shocker. It's like paying for air and common spaces. I saw a similar situation for a project near Badshahpur and backed out. For 31 Cr, it should be a palace, not a glorified apartment.
But for 31 Cr, shouldn't it be more spacious? I mean, the price is just mind-boggling. What about other DLF projects near Airport Road, are their ratios better? I'm so confused, this whole carpet vs super area thing is a nightmare for first-time buyers like us.
Sahi kaha bhai! Luxury ka naam pe chuna lagate hain. Carpet area hi asli game hai.
Guys, need some serious gyaan! Budget finalised, loan pre-approved for Aralias, but the carpet area feels so tight for ₹31 Cr. I mean, for that much money, you expect sprawling spaces, right? Are these super area to carpet area ratios normal for luxury projects in Gurgaon, especially something completed way back in 2008? Worried about resale value if it feels cramped to me now, what about future buyers?
