31 crore for Aralias vs 6 crore for Sobha Crescent – that's a massive jump. Everyone glorifies Aralias's established society, but the maintenance charges must be insane. For an NRI like me in Dubai, it's about transparency. Will Sobha deliver the same RWA quality, ya just another builder ka jhol? Registry smoothness bhi important hai. Disagree? Tell me why.

U1 and everyone, it's a tough call, balancing established luxury like Aralias with upcoming potential like Sobha. Aralias has proven RWA quality and society, but the price difference is huge. Sobha has a good brand name, but the long possession date (2033) and the 'jhol' factor are legitimate concerns. I'd say, thoroughly check their RERA documents for all clauses, talk to residents of other Sobha projects in Gurgaon about their RWA experience post-possession. What's the general sentiment on long-term appreciation for this specific micro-market near Sobha Crescent, considering the current Gurugram market conditions?
6 crore for Sobha Crescent! As a first-time buyer, that's just insane! My budget maxes out at 3-4 Cr. Are there smaller units available within their range of ₹4.7 Cr – ₹7.2 Cr, ya yeh base price hai? Gurugram mein toh prices sky-rocketing hain, but this feels like another level. How are people managing this?
U7, agree it's high, but for a luxury project by Sobha in Gurgaon, this is becoming the norm. Even in areas like Badshahpur, quality projects are commanding similar prices. If you want top-tier amenities and RWA, you might have to stretch.
Sahi baat hai, budget toh hil jaata hai sunke hi! Feels like we'll never own a home in Gurgaon.
U7, I understand your shock. The price range for Sobha Crescent is indeed ₹4.7 Cr – ₹7.2 Cr, so 6 Cr is probably for a mid-sized unit. They usually have different configurations. My advice, always check the carpet area vs. super area, and then the payment plan. Sometimes the initial booking amount is low, but subsequent installments can be killer. I made the mistake of not scrutinizing the payment plan properly for my first flat, and it became very stressful later.
U1, your point about 'builder ka jhol' resonates so much. I booked a flat near Airport Road (Gurgaon side) two years ago, and the builder has already pushed the possession date twice. My friend who booked with another big name in Badshahpur is facing similar issues. 2033 is a really long time. What if the market changes drastically? Or worse, what if construction just crawls? Actual construction progress kya hai wahan, Sobha Crescent mein? Anyone visited the site recently?
Haan bhai, builder ne date extend kar diya lol. My project in Basai is also delayed. It's the new normal.
U4, I visited Sobha Crescent site last month. Honestly, progress is slow, as expected with such a distant RERA date (RC/REP/HARERA/GGM/1054/786/2026/26 dated 03.04.2026). They're doing foundation work, but for 336 units and 9 years to go, it feels very early. Builder ka reputation accha hai, but long-term projects mein risk hamesha rehta hai, especially for registry smoothness. Be cautious.
Yaar, but it's Sobha! Unka track record generally toh accha hi hai, brand value hai. Maybe that's why the price is high and the possession date is far. Quality ke liye thoda wait karna padta hai na?
Bhai, U1, you've hit the nail on the head! Transparency is key, especially with these new projects. Aralias ka naam hai, toh maintenance high hoga hi. But Sobha Crescent ka RERA date 2033-03-01 hai, that's almost 9 years away! Bahut lamba wait hai for a first-time buyer like me. Ismein builder ka jhol hone ke chances toh double ho jaate hain. Mera budget bhi 6 Cr tak nahi hai, so I'm already nervous.
