Gurgaon luxury market: Is it sustainable for upgrades?

Honestly, I'm finding it tough to understand if the current GGN market is sustainable for long-term appreciation. I'm currently in a 2BHK in DLF Phase 3, thinking of upgrading to a 3BHK. Already have a home loan, so a bigger EMI is a big deal. Luxury segment mein prices kaafi upar hain. M3M, Emaar projects mein jo rates hain, is that real demand ya sirf builder greed? Also, with prices going up so much, rental yields ka kya scene hai? Kya wo 2% se bhi neeche aa gaye hain? Should I even consider this upgrade right now, ya wait karna chahiye?
