Gurgaon mein final property cost kaise calculate karein?
The 'all-in' cost builders quote in Gurgaon is almost never the final figure, it's a trap. I'm checking out a 3BHK near Golf Course Extension, budget ₹2.5 Cr. Builders like M3M ya Godrej give one number, but then PLC, floor rise, OC, maintenance, stamp duty... sab add ho jaata hai. Even working in RE, buying for myself feels different, it's tough to cut through the marketing spin. What's the real final cost like for you guys? Matlab, kitna extra budget karna chahiye for these hidden charges? Also, super area vs carpet area games are still on, right? How much does that inflate the effective per sqft rate? And for a project like Tata Housing near Dwarka Expressway, is a construction-linked payment plan always the smartest option for end-users? I really wanna avoid any big surprises at possession, especially with quality of construction and infrastructure delays near Farukh Nagar. Any tips for final price negotiation beyond the basic discounts?

Super area vs carpet area is the biggest scam! Mera ek relative ne 1500 sqft ka 3BHK liya tha, but when he actually measured, carpet area was barely 1000 sqft. Matlab, we end up paying for walls and common spaces. What's the typical super area to carpet area ratio we should expect in Gurgaon projects these days?
Carpet area ka toh scene hi alag hai. Builders hamesha super area dikhate hain, real space toh bahut kam hoti hai. Feels like paying for air sometimes!
U5, you're right, the carpet area game is frustrating. In today's market, especially with RERA, builders are a bit more transparent, but you still need to be vigilant. For projects near Dwarka Expressway, I've seen ratios going up to 1:1.4 (super to carpet) which is still high. Current market conditions are slightly buyer-friendly, so negotiation scope might be there.
U3, stamp duty and registration charges typically range from 6-8% of the property value, depending on gender and specific property type. For men, it's usually 7% in Haryana. For U5, Super area is generally 25-35% more than carpet area. If it's more than 35%, then it's a bit suspicious. Always ask for the RERA carpet area mentioned in the documents, that's the legal one.
This is so true. Builders have mastered the art of playing with numbers. I was looking at a project in Badshahpur, the sales guy was so smooth, but when I asked for a detailed breakup, he just kept circling around. They never give you the full picture upfront.
Exactly! Bhai, you've hit the nail on the head. Gurgaon mein property khareedna matlab detective banna padta hai. Mere ek friend ne M3M me book kiya tha, usko toh possession ke time itne charges laga diye ki uska pura budget hil gaya. Yeh PLC, floor rise, OC sab hidden bombs hain.
Haan, OC charges toh sunkar hi darr lagta hai. But what about stamp duty aur registration charges? Kitne percentage lag jaate hain final cost pe? Iska bhi koi hidden catch hota hai kya?
Totally agree with U1. My brother bought a flat near Airport Road (Gurgaon side) and OC charges alone were a shocker. Builder ne bola tha minimum lagega, but when the time came, it was a hefty sum. Plus, the maintenance charges they quote initially are always lower than what you actually end up paying. Be very careful with that estimate.
