While the concerns about power and water are valid and widespread in Gurugram, we also have to consider the current market. Property rates are soaring, especially in prime locations. Builders often cut corners to meet demand and keep prices 'competitive' for their segment. Projects like Sobha Crescent, despite their issues, still attract buyers due to the brand and future appreciation potential, especially with developments happening towards Baharampur Naya. It's a tough call for first-time buyers caught between high prices and questionable quality.
Itni high pricing, aur fir bhi power backup aur water supply ki guarantee nahi? That's ridiculous! Sobha is a big name, but if even they are struggling with basic infrastructure, what's the point? Total units 336 hain, imagine the load on resources. What's the actual source of water for Sobha Crescent? Is it municipal or borewell, ya phir tanker mafia?
Aur phir maintenance charges mein sab kuch chhupa dete hain. Headache hai pura.
U8, most new projects in Gurugram, especially in developing sectors, heavily rely on tankers initially. Municipal supply ka naam hi hai, aati hi nahi. Toh haan, tanker dependency toh pakka hogi. Aur woh tanker costs toh resale value bhi affect karte hain.
My personal experience with an ongoing project near Badshahpur has been horrible. Possession date 2 saal extend ho chuki hai, aur abhi bhi construction slow hai. Sobha Crescent ka possession date 2033 hai, which is quite far. Kya yeh date realistic lagti hai given the current scenario and builder's reputation? Investors toh wait karte reh jayenge.
Sach kahu toh, itne high price range (₹4.7 Cr – ₹7.2 Cr) mein bhi agar ongoing project mein itne risks hain, especially with basic amenities like power and water, it's a huge red flag. Better to look for ready-to-move options, even if they are slightly older. The mental peace is worth more than waiting for 10 years and then facing issues.
Same here. Basai area mein bhi builders ka yahi haal hai. Dates pe dates dete rehte hain.
U4, Sobha Crescent ka RERA registered possession date March 1, 2033 hai. RERA number hai RC/REP/HARERA/GGM/1054/786/2026/26. Legally toh yahi date hai, but we all know how these things go. Hope for the best.

Haan bhai, mere friend ne ek project mein book kiya tha Airport Road ke paas, bola tha 24/7 backup, but power cuts mein generator bas 2-3 ghante chalta hai. Total fake promises.
