Visited ROF Pravasa site and Emaar Emerald Floors last weekend in Gurgaon. ROF ka concept achha laga but upcoming project hai, toh possession delay ka darr hai. Emaar Emerald Floors ready to move hai, which is great, but price range kaafi broad hai, aur total cost of ownership mein sab add karke kitna padega, samajh nahi aa raha. Under-construction ka risk lena chahiye kya, ya ready project mein thoda stretch karna better hai? Builder ka track record bhi important hai. Kya experience raha hai logon ka?

Meri personal experience mein, under-construction projects mein hamesha over-promise aur under-deliver hota hai. Mera
Bhai, ROF Pravasa ka location toh theek hai Badshahpur ke paas, but 2028 ka possession date? That's almost 4 saal away! Aur price bhi ₹2.3 Cr se start ho raha hai. Isme toh construction delay ka risk bahut zyada lag raha hai. Emaar Emerald Floors ka price broad hai, but ready hai toh peace of mind hai. Kya lagta hai, worth it hai itna wait karna?
Mujhe bhi yahi lagta hai. ROF ka RERA number RC/REP/HARERA/GGM/918/650/2025/21 hai, but RERA registration bhi delays ko rok nahi paati. Mere ek friend ka experience bahut kharab raha hai with another builder near Airport Road, 2 saal delay ho gaya project. Soch samajh ke decision lena.
Exactly! Ready to move mein thoda stretch karlo, but at least pata hai kya mil raha hai. Upcoming mein sirf promises hote hain.
