Okay I'll be honest — Gurgaon property pricing is way more complex than my previous investments. I'm eyeing a 2BHK in Sector 32-33, Sohna, possibly Emaar, quoted around ₹1.5 Cr. Builder claims 'fixed price', but I've seen patterns. Kitna realistically negotiate kar sakte hain, 5% ya usse zyada? Also, hidden costs ka kya scene hai? Beyond stamp duty, registration, what are the usual surprises at possession? PLC, maintenance advance, etc.? Trying to figure out the *actual* all-in cost. Any tips to spot these early?
