Gurgaon mein property ka real total cost kitna hota hai?
Just got possession of my flat in March, and the reality of hidden costs is really hitting me. I was comparing DLF Independent Floors at Phase III and Sujjan Vihar earlier. DLF ka price point toh obviously high tha, but Sujjan Vihar mein bhi total cost of ownership bohot badh jaati hai. My initial budget for Sujjan Vihar was around 2.5 Cr, but after stamp duty, registration, and interiors, it's way more. Builder trust factor is a big one for me. DLF ka track record toh established hai, but Sujjan Vihar ke liye not sure if they deliver on all promises. Under-construction projects mein possession ka gamble bhi hota hai. Has anyone else felt ki advertised price bas shuruaat hai? What was your experience with these two projects regarding hidden charges?

Yaar, exactly my thoughts! Yeh hidden costs wala part is the absolute worst. I was looking at something near Badshahpur a few months ago, and the base price felt okay, but jab final calculation kiya, toh mera pura budget hil gaya. Broker ne toh sirf carpet area ka rate bataya tha, but maintenance charges, EDC/IDC, club membership, parking, IFMS, power backup installation... it just kept adding up. Sujjan Vihar ka toh sunke thoda shock laga, I thought it would be more straightforward. DLF ka track record no doubt accha hai, but unke prices toh out of reach hain for many first-time buyers like us. Builder trust is a HUGE factor, especially with under-construction. How do you even factor in the risk of delays?
Exactly! I was looking at a resale flat in Basai, and even there, the transfer charges and society NOC fees added almost 5-6 lakhs to the final amount. It's never just the basic price.
