Been looking for a 3BHK in Gurgaon for months now, prices are crazy. I work in real estate, but buying for myself is a different ballgame. I'm eyeing a Skywhales Developers LLP project in Sector 68, a 3BHK around ₹2.2 Cr. My main question is, negotiation kitna possible hai today? Builders always say fixed price, but I know better. What's the real scene? Also, hidden charges ka kya drama hai? Beyond stamp duty and registration, what major costs pop up near possession? Trying to figure out the true 'all-in' cost. Kisi ne recently deal close ki hai, especially Golf Course Extension side? Any tips on what to look out for ya kitna discount expect kar sakte hain?

Bhai, you're not alone! ₹2.2 Cr for a 3BHK in Sector 68 sounds about right for current market rates, but negotiation is tricky. Builders toh bolenge fixed, but 2-3% toh nikal hi jaata hai agar timing sahi ho. I was looking near Badshahpur and even there, they were rigid initially. Hidden charges ka toh full drama hai, especially near possession.
