Congrats on your deal! But be careful, sometimes these 'motivated sellers' have hidden issues like property disputes or pending society dues. Always get a detailed due diligence done, and check for any outstanding loans on the property. A friend of mine got stuck with a flat that had an illegal construction on the balcony, which only came out during registration. It's not always sunshine and rainbows in secondary.
Same here, I saw a project in Badshahpur where builder prices were just not making sense. Secondary mein 2BHK mil raha tha almost 20L cheaper. It really makes you think about the premium builders charge.

Exactly! Builder sales team toh bas apna quota dekhte hain. Secondary mein real urgency dikhti hai seller ki. Mera bhi same experience raha, got a decent discount in Sector 82.
