Gurgaon Metro Phase 2: Investment Goldmine or Overpriced?

Yaar, just saw this video about Gurgaon Metro Phase 2 funding by World Bank. ₹2800 crore project, 60% funding, sounds huge! Connectivity for Dwarka Expressway, Sohna Road... yeh sab areas kaafi grow honge na? I'm thinking about future appreciation and rental yield. Already prices high hain, but with this, will they go even crazier? Not sure if now is the right time to jump in. What do you guys think about the ROI potential?
