Gurgaon negotiation is mostly theatre, not real savings.
Been tracking Gurgaon market for years, and honestly, negotiation seems more like a formality sometimes. For new projects, especially from big players like Vatika in Sector 17, kitna real scope hota hai price cut ka? I'm looking at potential investments around Dwarka Expressway, and builder quotes feel pretty firm. From my experience, 2-3% se zyada milta nahi unless it's a distress sale, right? Also, all these hidden charges – PLC, floor rise, then the maintenance deposit at possession time. It seriously impacts the total acquisition cost and ROI calculations. Is pre-launch pricing truly beneficial, ya baad mein bhi similar deals mil jaati hain? Should one push harder on spot discounts or focus on payment plan leverage? What's your strategy for maximizing deal value in Gurgaon's current market?

Sahi baat hai, Dwarka Expressway pe toh rate kaafi firm hain. I was looking at a project near Airport Road (Gurgaon side), pre-launch mein bola tha 1.25 Cr, abhi ready-to-move hai 1.35 Cr. Sirf 2-3% ka hi difference aaya after all the hype. Meri cousin ne Vatika ke project mein try kiya tha Sector 17 mein, मुश्किल से 1.5% discount mila. Is it even worth the hassle of pre-launch anymore?
Which project near Airport Road were you looking
Hmm, not sure. I think there's still scope, especially if you target projects jo thode slow-moving hain. My friend got 4% off near Basai, but that was a year ago. For new projects, how much actual discount can one realistically expect now?
Totally agree! Gurgaon mein negotiation ek formality hi lagti hai. Builders won't budge much. It's so frustrating.
