Gurgaon payment plans: What's the smarter move for investors?

₹2.8 Cr for a 3BHK in Sector 65... I'm currently in a 2BHK near Dwarka Expressway, thinking of upgrading. Already have a home loan. Builders ke construction-linked payment plans mein thoda confused hoon. As an investor, is CLP better for cash flow ya upfront down payment mein zyada discount milta hai? Aur yeh super area vs carpet area ka game kya hai? Lagta hai builders numbers inflate karte hain, especially after the Unitech issues. How do you guys verify this? Kya lagta hai, which payment plan makes more sense for maximizing deal value? Your experiences, please.
