Stumbled upon a video about Gurgaon plots and it's got me thinking. The Punjab High Court stay on 4-floor construction till April 2026 could drop prices by 15%. This sounds like a big correction. I was looking at Gurgaon for long-term investment aur rental yield bhi matter karta hai. What do you guys think? Is this a good buying opportunity for future appreciation, ya avoid karna chahiye for now?

Ye sab news achhi lagti hai sunne mein, but ground reality alag hai. Mera ek dost ne Baharampur Naya mein plot liya tha 2 saal pehle, usko bola tha 6 mahine mein possession mil jayega. Abhi tak builder ne kuch nahi kiya, bas date pe date de raha hai. Ye ban aur uncertainty, builders toh iska fayda uthayenge. Kya guarantee hai ki prices girne ke baad bhi builder sahi deal dega?

U4, sahi kaha. Builders ki toh baat hi mat karo. RERA mein complain karo toh bhi time lagta hai. Is time pe invest karna risk free nahi hai, especially plots mein jahan development ki timeline clear nahi hoti.
Finally! Main toh wait hi kar raha tha aise kisi correction ka. Badshahpur side mein ek plot pasand aaya tha, but budget se bahar tha. Agar yeh ban actually prices ko neeche laata hai, toh shayad ab mera number aa jayega. Is it really a good time to enter for appreciation, ya aur wait karna chahiye?
U3, main bhi Badshahpur area mein dekh raha tha. Rental yield ke liye toh Airport Road (Gurgaon side) ya Basai Road ke paas dekhna padega. Plots par immediate rental income mushkil hai. Ye ban temporary hai, prices fir se recover ho jayengi. Long-term mein toh Gurgaon always good hai, but short-term correction ka fayda utha sakte ho.

U3, Badshahpur mein prices already upar hain. Even with a 15% drop, will it be affordable? Plus, rental yield wahan utna strong nahi hai unless it's very close to main road. Soch samajh ke invest karna.
Dekho bhai, ye sab baatein toh chalti rehti hain. Pehle bhi aisi news aayi thi, kuch khaas farak nahi pada. Builders apna stock hold kar lenge, price kaun girayega? Mujhe toh nahi lagta itna impact hoga.
Yaar, ye 4-floor ban wali news sunke toh dimaag ghoom gaya hai. Main bhi Gurugram mein plot dekh raha tha long-term ke liye. Agar sach mein 15% price drop ho gaya toh mauka accha hai ya risk bahut zyada hai? Confused hoon.
