Gurgaon pre-launch: Am I missing the real investor play?
Okay I'll be honest — everyone glorifies pre-launch prices but I think it's a huge scam, especially in Gurgaon. I'm looking at a Signature Global project in Sector 25, and they're pushing these 'exclusive' early-bird deals. But is it really a discount, or are we just paying for an inflated super area and locking into construction-linked payment plans for years? Feels like a gamble. They quote 2BHKs around ₹1.2 Cr, which sounds okay, but when you do the math for actual carpet area, the per sqft rate feels insane. My parents keep saying wait for ready-to-move, but then prices shoot up. I feel like pre-launch only benefits the builder, not the investor trying to maximize ROI. Shouldn't we be focusing on solid value for carpet area and less on these payment plan gymnastics? Change my mind. Tell me why pre-launch is actually smart for an investor here.

Totally agree, yaar. Signature Global ka track record waise bhi mixed hai. ₹1.2 Cr for a 2BHK in Sector 25 pre-launch? Bahut risky lag raha hai. Super area aur carpet area ka difference hi ghuma deta hai dimag. Mera budget bhi tight hai, so this 'early bird' thing feels like a trap.
