Construction-linked payment plans better hain ya upfront down payment for a Gurgaon property? I'm based in Dubai, so site visit mushkil hai. Kya pre-launch deals from M3M or Godrej actually give good discounts? Ya secondary market mein DLF Phase 1-4 mein abhi bhi value mil sakti hai?

Gurgaon market abhi thoda correction mode mein hai, especially for luxury projects on Golf Course Extension Road. Pre-launch toh sab marketing gimmick hai, real value rarely exists. Instead, look for ready-to-move properties ya jinmein OC mil gaya ho. Even DLF
Dubai se ho toh construction-linked payment plan hi best hai. Upfront mein risk bahut zyada hai, specially with builders known for delays. Jab tak building ka structure na dikhe, full trust mat karo. Gurgaon mein bahut projects stuck hain ya possession dates ko saalon tak push karte rehte hain. Better to pay as you see progress.
Haan, U6, that's true. But at least your money isn't stuck with a half-built project for years. Peace of mind is important, especially for NRIs who can't chase builders daily. The slight extra cost might be worth the reduced risk.

Absolutely! I almost fell for a pre-launch offer in Badshahpur last year with a big builder, thinking I'd get a steal. But the 'discount' was just the market rate, and then they added so many hidden charges later – IFMS, club membership, PLC, you name it. Construction-linked plan sounds much safer, especially when you can't visit regularly. Upfront payment tabhi karo jab builder ka track record impeccable ho aur aap physically sab verify kar sako. Otherwise, it's a huge gamble.

Builders ka track record often looks good on paper, but execution mein hidden charges aur possession delays aate hain. Construction-linked mein at least payment hold kar sakte ho agar kaam slow ho ya quality issues dikhein. Upfront mein toh aap phans jaate ho, especially for someone based abroad.

Bhai, pre-launch discounts toh naam ke hote hain, bas hype create karte hain. M3M aur Godrej jaise bade builders ke projects mein toh seedha price hi high rakhte hain, fir usko 'discounted' bolte hain. Secondary market mein DLF Phase 1 ya 2 mein shayad better deal mil jaaye, but wahan bhi prices sky high hain ab. Site visit mushkil hai toh aur risk badh jaata hai. Kya pata kya dikha rahe hain aur kya deliver kar rahe hain.
