I'll be honest, most people fall for the pre-launch hype in Gurgaon. Everyone thinks pre-launch is a discount, but from my experience in DLF Phase 5, it's often not. Builders like Arete India Projects sometimes offer better spot discounts later. Broker ka 'special deal' bhi kitna real hota hai? Directly builder se baat karke, ya secondary market mein, I've seen more negotiation room. Pre-launch mein toh they act like they're doing you a favour. Kya aapko bhi aisa lagta hai? Change my mind.

But for most first-time buyers like us, the risk is too high. The emotional investment, the financial commitment, and then the uncertainty of possession and final quality... it's a lot. Maybe it's better to pay a little more for something tangible, even if it means compromising on size or location slightly. So, what's the general consensus then? Wait for ready-to-move or try to find a good deal in secondary market?
I heard some developers are now offering 'assured rental' schemes with pre-launch. Is that even sustainable? Sounds too good to be true, like a way to mask higher prices. Has anyone actually seen these work out long-term, or is it just another marketing gimmick?
Assured rental is a huge red flag for me. Never trust those, it's just to inflate the perceived value. Jab tak possession nahi, tab tak sab hawa mein hai.
My experience with Arete India Projects was exactly this. They showed us these fantastic plans, promised 'early bird pricing' for a project in Badshahpur. We almost signed, but then a broker I trusted showed me a resale flat in the same area, ready-to-move, at a comparable price per sqft, and no GST! Plus, I could see what I was buying. Pre-launch mein toh sirf blueprint hota hai, future ka kya bharosa? What if the project gets delayed like so many others?

Plus, current market conditions are seeing a lot of inventory build-up for under-construction projects, so builders are more willing to negotiate on ready-to-move units. Pre-launch mein they act like kings. For a 2BHK, that GST difference can be lakhs, which is a big deal for our budget.
Exactly! Delay is the biggest problem. Builder ne phir se possession date extend kar diya lol, mera ek friend toh 2 saal se wait kar raha hai. RERA bhi utna help nahi kar paata sometimes. Ready-to-move makes so much more sense now, especially for first-time buyers like us.
But sometimes isn't it genuinely cheaper? My friend booked a flat in a new project on Airport Road (Gurgaon side) during pre-launch and swears he got a better deal than current market rates. I'm so confused, trying to find something in my budget!
Sahi baat hai, hidden costs ka darr rehta hai. Mera ek relative bhi phans gaya tha aise hi.
Airport Road pe prices toh upar hi jaa rahe hain, but pre-launch mein hidden costs bahut hote hain. Builder-buyer agreement mein sab clear nahi hota. My cousin got stuck with extra charges later. Be very careful with the paperwork.
Totally agree! Builders ka toh pura game hi yehi hai. 'Pre-launch discount' bolke bas FOMO create karte hain. I almost fell for it last year for a project near Basai. Bach gaya thankfully.
