Spent the whole Sunday checking out 3BHK options in Sector 65 and Dwarka Expressway. It's wild how much prices have jumped. Sales guys are pushing hard for pre-launch deals, saying it's the only way to get a decent price, especially with builders like M3M or Godrej. But is buying pre-launch actually a discount, or just a way for them to lock you in early? I'm worried about the super area vs carpet area thing too, heard stories about people paying for way more than they get. What's the real difference in final cost, say for a 3BHK around ₹2 Cr? Is it worth waiting for RERA-registered projects to be more complete or jumping on these early offers? Honestly, not sure which way to go.

The current market in Gurgaon is just crazy. Developers know there's demand, so they're playing hardball. I heard some builders are even increasing prices post-RERA registration because of 'increased costs'. Is it really better to wait, or are we just losing out on potential appreciation if we delay?
I waited for RERA registration for a project in Basai, and honestly, it felt safer. The prices were slightly higher, yes, but at least the timelines are clearer, and the carpet area is explicitly mentioned in the agreement. For a 3BHK, the difference between pre-launch 'discount' and RERA-approved final price might not be huge once all charges are factored in. My relative got burned big time with a pre-launch in Dwarka Expressway, project got stalled for 3 years.

Totally agree! Super area is just a way to inflate prices. My relative had this exact issue in a project near Badshahpur, ended up paying for much less usable space.
The sales guy will just show you a 'typical floor plan' and say carpet area will be finalized later. That's where the risk is. If you're going pre-launch, try negotiating a clause for carpet area deviation compensation. Builders usually don't agree though, it's their loophole.
You can't really verify carpet area till construction is quite advanced, which is the problem with pre-launch. But RERA mandates that the carpet area be clearly stated in the agreement for sale. For a 3BHK around 2 Cr, a 100 sqft difference in carpet area can mean lakhs. Always insist on seeing the RERA carpet area certificate or at least the detailed architectural plan before signing anything. Don't go by super area estimates alone, it's misleading.

My friend booked a pre-launch in Baharampur Naya two years ago, still waiting for possession, and the builder keeps changing the floor plans.
Exactly! And changing floor plans post-booking is a huge red flag. Always get everything in writing, including the exact floor plan and specifications. Many builders try to pull a fast one later with 'minor' alterations.
Sahi baat hai! M3M ka toh track record thoda mixed hai, suna hai. Delays toh common ho gaye hain, especially in pre-launch projects.
