Gurgaon pre-launch offers: real deal or just timing the market?
Was supposed to decide by last month but the pre-launch offers in Gurgaon are still confusing me. From my experience, early bird discounts aren't always what they seem. I'm looking at something around Sushant Lok I, maybe an Emaar project. I've seen builders like Emaar offer 'pre-launch' rates, but then later, during soft launch, some brokers manage to get similar or even better deals. Is it just about timing the market, or is there a real price correction happening in certain pockets? Specifically, for a 3BHK in the ₹2.5-3 Cr range, are pre-launch rates truly better for ROI, or does waiting for a spot discount in the secondary market sometimes yield more? What's been your experience with pre-launch vs. open market pricing, especially when looking at the total cost of acquisition? Should I push a broker for a better deal now or hold out?
