Gurgaon pre-launch pricing is pure marketing
Since last year I've been checking out flats in Gurgaon, especially around Sector 37C. I thought booking a Prime Developers project during pre-launch was a smart move, matlab, early bird gets the worm, right? But now I'm looking at their construction-linked payment plan and it's so confusing. Meri EMI toh chalu ho gayi hai but project abhi tak utna progress nahi kiya. My parents keep saying down payment is better but builders push CLPs so hard. Is it really worth it, ya fir just builder ko cash flow chahiye? Honestly, I had no idea it would be this complicated. Also, pre-launch pricing, is it actually a discount or just marketing hype? Feeling stuck, not sure if I made the right call. Has anyone else faced this with Prime Developers or other builders in Gurgaon? What did you do?

CLP is a nightmare, you're right. I booked in Sector 108 two years ago, same story. EMI started, construction crawling. Builders promise the moon during pre-launch but delivery is always an issue. What's your current per sqft rate for 37C with Prime Developers? And RERA completion date kya hai as per their latest update?

Prime Developers ka toh naam hi kharab hai, honestly. Mere relative ne Badshahpur mein ek project mein invest kiya tha, phase gaye the. CLP was a nightmare, project delayed by years. Always check their track record properly.

Totally relate yaar! Pre-launch is a trap, especially in Gurgaon. Same situation with another builder, EMI going on but construction is slow motion.
