Possession was in March for my flat on Golf Course Extension, and honestly, things are wild. I paid around 2.2 Cr for a 3BHK, but now similar units are quoting like 2.5-2.6 Cr. Builder ka track record sahi tha. Log bol rahe Dwarka Expressway completion se aur badhega, especially Sectors 102-113 mein. But is this current price rise sustainable till 2026, ya market correction aayega? I'm seeing M3M and Emaar projects with crazy prices, particularly in the luxury segment. Is that real demand or just builder greed? I'm honestly not sure if these prices are justified long-term. Any thoughts on areas where prices seem inflated?

Maine toh Sector 109 mein book kiya tha 2021 end mein, tab 1.5 Cr mein mil gaya tha 2BHK. Ab wahi 1.9-2 Cr bol rahe hain. Khushi toh hai ki value badhi, par darr bhi lagta hai ki kahi yeh temporary na ho. Kya pata 2026 tak wapas gir jaaye.

M3M aur Emaar ki baat toh chhod hi do. Unke prices hamesha se hi over-the-top rahe hain. Yeh luxury segment ka bubble hai. Real demand toh affordable housing mein hai, jahan logon ka budget hai. Yeh log toh investors ko target kar rahe hain, end-users ko nahi.
But isn't there a lot of corporate demand too? Many MNCs are expanding here, and their employees need good housing. That might be driving up the luxury segment too, not just investors.
Totally agree! Hum jaise first-time buyers ke liye toh kuch bacha hi nahi hai Gurgaon mein. Budget mein aana mushkil ho gaya hai.
Bhai, tumhari baat bilkul sahi hai. Mera bhi same experience hai. Sector 65 mein ek project dekha tha last year, 1.8 Cr quote kar rahe the. Ab wahi unit 2.1 Cr se kam mein mil nahi rahi. Lagta hai Gurgaon ka boom abhi chalega, especially with all the new infrastructure coming up. Dwarka Expressway toh game changer hai.
U1, Dwarka E-way toh theek hai, but kuch areas like Basai Road ke paas toh price bilkul unjustified lag rahe hain. Small builders bhi luxury tag laga ke double rate maang rahe hain. Yeh toh pure greed hai, demand itni nahi hai wahan.
Par kya yeh sustainable hai? Kabhi bhi bubble burst ho sakta hai. Mere dost ne 2008 mein invest kiya tha aur phasa reh gaya tha.
