Gurgaon project amenities are never what they seem.
Been looking for almost a year now, trying to find a good compact flat since the kids have moved out. Honestly, don't need such a big place anymore, just something manageable. Humne Silverglades Tarudhan Valley Golf Resort bhi dekha, they show so many amenities. But I'm seriously worried about builder promises. Kya jo facilities dikhate hain, like a proper clubhouse ya sports complex, woh actually milte hain possession pe, ya bas brochure mein hi rehte hain? Not sure about the construction quality either. Kai log bolte hain baad mein cracks aa jaate hain, seepage hoti hai within a year. Aisa hota hai kya Gurgaon mein? Aur maintenance charges, woh kitne realistic hote hain against the actual service quality? Resale ka paisa sahi jagah lagana hai. Koi apna experience share kar sakta hai?

The resale value question is super important. If the amenities are not up to the mark, and there are construction issues like cracks or seepage, it will definitely impact the resale value negatively. Especially in Gurgaon's competitive market, where new projects with modern facilities are coming up constantly. For a project completed in 2007, the depreciation might already be a factor, and poor maintenance will just add to it. It's a tricky situation for first-time buyers looking for long-term value.
Meri ek relative ne bhi ek project mein ghar liya tha Basai ke paas. Wahan bhi amenities ke naam pe sirf empty spaces the. Builder ne bola tha 6 mahine mein sab ho jaayega, but 2 saal ho gaye abhi tak kuch nahi hua. Maintenance charges bhi le rahe hain full. This is a common scam. Always check the actual, physical status of amenities, don't rely on brochures.
This is why I'm so nervous. I'm putting my life savings into this. ₹3.6 Cr – ₹5.3 Cr is a huge amount. I can't afford to buy into a project where amenities are just a facade or will cost me extra to fix later. Budget-conscious buyers like us need to be extra vigilant. What about the resale value, U8? Does poor amenity delivery affect it a lot?
Absolutely, U8! What you see is what you get, especially with amenities. For a project like Silverglades Tarudhan Valley, which has been completed for so long, they can't hide much. If the golf course is green and the clubhouse is functional, it will be visible. If not, then it's a red flag. Don't fall for 'future plans'.
Construction quality is a real lottery in Gurgaon. My friend bought a flat in a reputed project in Sector 65, and within a year, seepage started from the bathroom wall. They're still fighting with the builder for repairs. Silverglades is known, but 2007 was a different era for construction standards. Cracks and seepage are common complaints, especially in projects that aren't maintained well post-possession. It's not just about the builder, but also the RWA's efficiency.
Silverglades Tarudhan Valley is quite old, right? 2007 mein possesion mila tha. Uss time RERA bhi nahi tha. So, the RERA number RERA-GRG-684-2020 must be for something else, maybe a new phase or just registration post-facto? It's a golf resort, so the price range of ₹3.6 Cr – ₹5.3 Cr seems a bit high for its age, even for Gurgaon. Budget-conscious buyers like us need to be extra careful.
Haan yaar, price toh bahut zyada lag raha hai for a 2007 project. Plus, 141 units only? That's a small community. Might mean higher per-unit maintenance cost eventually. Has anyone actually visited this specific project recently? Kya condition hai abhi?
U4, you're right about the RERA. It's probably a post-facto registration or for a specific tower/phase. Older projects often have this issue. The age definitely means higher chances of wear and tear, and those promised amenities might be rundown now. It's not a new construction, so one needs to check the actual condition very carefully.
Totally relate to this! Hum bhi Gurgaon mein dekh rahe hain aur har brochure mein amenities ki list itni lambi hoti hai. But jab site visit karte hain ya thodi research karte hain, toh reality kuch aur hi nikalti hai. Silverglades Tarudhan Valley ka naam suna hai, but 2007 ka possession date sunke hi lagta hai ki kaisa maintain kiya hoga ab tak. Kya pata jo dikha rahe hain woh sab functional bhi hai ya nahi?
Haan, sahi baat hai. My cousin bought a flat near Airport Road, Gurgaon side. Unko bhi developer ne bade bade sapne dikhaye the club house aur swimming pool ke. Possession mila toh club house sirf plaster tak bana tha, aur pool mein paani nahi tha. It took them 2 saal aur bohot protests to get it done. Builder promises are just marketing tactics sometimes.
Exactly! My biggest fear is ki maintenance charges toh high rakhte hain, but services ke naam pe kuch nahi milta. Especially for older projects like this one (2007, wow!), it's a huge concern. Have you checked out any other projects in Baharampur Naya, U1? Wahan thoda naye options mil rahe hain.
