Been looking for 8 months now, it's exhausting. Sobha Crescent mein amenities kaafi dikhate hain, but real mein kitni usable hoti hain? Clubhouse, sports facilities – are they maintained, used daily, ya sirf show? Construction quality bhi important hai. After a year, seepage ya cracks ka issue toh nahi aata? Honestly not sure.

Sobha Crescent ka price range ₹4.7 Cr – ₹7.2 Cr hai. Is budget mein amenities ki quality expect karna fair hai, but 2033 mein possession date? Kya guarantee hai ki tab tak sab kuch intact rahega ya timely milega? RERA number toh hai, but still, it's a long wait.

₹4.7 Cr for a project that delivers in 2033? That's a huge commitment. Given the current market volatility and interest rates, locking funds for almost 9 years feels risky. The RERA number RC/REP/HARERA/GGM/1054/786/2026/26 is for registration valid till 2026, but the possession is way later. Doesn't that raise a red flag?
Totally agree with the OP. Amenities are a huge marketing gimmick these days. I saw a project near Badshahpur, they showed a huge swimming pool and gym, but jab visit kiya toh it was tiny aur construction bhi average. Plus, maintenance charges baad mein itne badha dete hain ki use karne ka mann hi nahi karta. Builders ko sirf selling se matlab hai, upkeep se nahi.
Exactly! Sobha Crescent ki ads mein toh sab perfect lagta hai, but ground reality alag hoti hai. Mera friend sector 70 mein ek project dekh raha tha, same story.
Sahi kaha. I'm more worried about the cracks and seepage part that OP mentioned. My uncle faced similar issues with a reputed builder's project in Baharampur Naya within 3 years of possession.
Haan yaar, sirf brochures mein acha dikhta hai sab. Actual mein toh kuch aur hi hota hai.
