Gurgaon project parking is a hidden ROI killer. I'm looking at JMS Prime Land but worried about the actual parking situation. Builders promise basement parking, but is it one slot per unit, ya fir lottery system for second cars? From my experience, tenant attraction drops if parking is a hassle. Also, green areas, they look great in brochures, but kitna usable space hota hai? Does that justify the premium when maintenance charges are already high? What's your experience on these points for long-term ROI?

I visited JMS Prime Land site last month. They were saying one allocated spot per unit for sure. But for a second car, it's a paid lottery or first-come-first-serve basis if space is available. That's a huge concern for me, especially when guests come over. Plus, the green area looked much smaller than in the renders. Is this standard for ongoing projects, where what you see in the brochure isn't what you get?
Yes, U4, it's pretty standard now. Builders show lush greenery but deliver concrete jungles with a few potted plants. You need to ask for the exact carpet area of the green space, not just a 'green
JMS Prime Land? ₹1.7 Cr – ₹2.2 Cr for 108 units? Price toh high hai, especially for an ongoing project. Is price range mein parking issue? Seems like a major red flag. They promised possession by Dec 2023, but I heard rumours of delays. Kya abhi tak mila hai logon ko possession?
Yes, I can confirm the possession is delayed. I spoke to their sales team last week, and they said Q2 2024 is the new target. This adds to the overall cost if you're paying rent alongside your EMI. It's a huge financial burden for budget-conscious buyers like us.
RERA number GGM/435/167/2021/03 toh sahi hai, but RERA delays bhi bahut hote hain. My friend bought near Airport Road, same issue. Builder kept delaying, and the fines were negligible. So, RERA registration alone doesn't guarantee timely delivery or quality.
Possession date was Dec 2023, but I heard it's pushed to mid-2024. This is typical. Always factor in delays when calculating your EMI and rent. Builders rarely deliver on time these days.
Totally agree with you! Parking is a nightmare, especially in new projects. Mera bhai ka experience bahut kharab raha Badshahpur mein, unko second car ke liye hamesha struggle karna padta hai. This definitely affects resale value and tenant attraction. It's a major concern for first-time buyers like us.
Any idea about JMS Prime Land's actual parking allocation? Is it 1:1 or lottery for the first car itself? This is crucial for long-term value, especially with 108 units. If it's not guaranteed, it's a big red flag.
Exactly! And maintenance charges ke naam pe sab loot rahe hain. Green areas are just for brochure pics, not actual use. Kya karein, first-time buyer hain, sab sunna padta hai. ROI toh door ki baat hai, pehle basic amenities hi mil jaayein.
Haan, Badshahpur side toh aur bhi crowded hai. Builders bas floor space sell karte hain, parking aur green area ko bas formality samajhte hain. Real estate mein yeh common ho gaya hai.
