Fed up of renting yaar, finally thinking of buying. Investors, Ireo Gurgaon Hills jaise projects mein security ka kya scene hai? Brochure mein toh 24/7 CCTV, visitor management system sab dikhate hain. But real mein, tenant attraction aur resale ke liye yeh kitna matter karta hai? Matlab, guards ki quality, visitor entry control, kya woh actually good hota hai after a few years? Ya sirf initial hype hota hai? Mera ROI toh directly affect hoga na agar security issues honge. What's your experience?

The project status is mentioned as COMPLETED. So, theoretically, one can go and check the actual security setup, right? But the possession date is 2027-02-01. That's a huge gap! Does 'COMPLETED' mean fully ready with all amenities and security systems in place, or is it only partially completed and still under construction in some aspects? This is confusing for a first-time buyer like me.
2027 is too far for a 'completed' project. Kuch toh gadbad hai. Kaun itne saal wait karega possession ke liye?

So, the real security test will only happen closer to 2027 when people actually start moving in. My cousin booked in a similar situation, and the 'completed' tag was quite misleading.

RERA toh bas formality hai bhai, asli cheez ground pe kya hai woh dekhna padta hai. Builder ka track record bhi important hai.
U2, yes, Ireo Gurgaon Hills is RERA-RC/HARERA/GGM/1649/1244/2022/17. But RERA just ensures legal compliance, not the quality of guards or CCTV. I've seen projects near Baharampur Naya where RERA was there, but security was still a joke after a year. It's misleading to think RERA guarantees everything.

Hum jaise first-time buyers ke liye itna bada investment hai, toh ROI aur safety dono matter karte hain. Brochure mein toh 24/7 CCTV, visitor management system sab dikhate hain, but real mein after a few years, guards ki quality aur visitor entry control sab down ho jaata hai. Mera toh budget hi hil jaayega agar security issues hue toh. Yeh sirf initial hype hota hai ya sach mein builder care karta hai?
U1, you hit the nail on the head. Guards toh aksar contractor ke hote hain, training kaisi hoti hai kaun dekhta hai? Bas dikhane ke liye do-chaar uniform waale khade kar dete hain. Aur yeh visitor management system bhi initially strict hota hai, baad mein sab lax ho jaata hai.
Haan bhai, same experience! Brochure aur reality mein zameen-aasman ka fark hota hai. Sirf dikhawe ke liye sab setup karte hain.
