Visited Signature Global Proxima and Bestech City 2 last weekend. Fed up of renting in Gurgaon, landlord ne phir rent badha diya, so finally taking the plunge. Proxima mein amenities kaafi basic lagi, matlab jo brochures mein dikhate hain, woh real mein kitna milta hai? Bestech City 2 mein thoda better feel hua, but still confused. Main concern hai amenities jo promise karte hain, woh actually deliver hoti hain ya bas paper pe rehti hain? Aur bank approvals ka kya scene hai for both these builders? Koi builder loans mein zyada help karta hai ya specific banks preferred hain? Meri EMI vs rent math abhi bhi clear nahi ho rahi. Any experiences with these two, especially regarding amenities and loan process?

Yaar, I visited Signature Global's other project near Basai two years back. Amenities were just okay, nothing to write home about. But the bigger issue was the loan process. They push you towards specific banks where they have tie-ups, and sometimes the rates aren't the best. HDFC and ICICI are usually preferred for their quick processing, but sometimes builder tie-ups can mean a slightly higher rate or hidden charges. Make sure to check independently. What are the current interest rates looking like, anyone know?
My friend booked in Bestech City 2, and while the amenities look good on paper, possession mein delay hua tha. Usne bola ki gym equipment bhi kaafi time baad aaye the. So, amenities ka actual delivery time bhi matter karta hai. Loan toh ho gaya uska easy, but the wait was frustrating.
Exactly! Builder tie-ups are common. For Signature Global, I've heard they mostly work with SBI, HDFC, and Axis Bank. Bestech usually has tie-ups with all major banks too. Always get a sanction letter from at least two banks on your own before committing, taaki comparison kar sako. Current rates are around 8.5-9% for most salaried individuals.
Bhai, amenities ka toh mat पूछो! Brochure mein swimming pool Olympic size ka dikhate hain, aur reality mein ek bade bathtub se zyada kuch nahi hota. Signature Global ka toh suna hai, they are good for affordable housing but amenities are often basic. Proxima mein bhi yahi scene hai kya?
Dekho, Signature Global established 2014 mein hua tha, Gurgaon HQ hai, so they have some experience. But yes, unke affordable projects mein amenities par compromise hota hai. Bestech City 2 might be slightly better as they cater to a slightly different segment, but still, verify everything on site.
Totally agree! My biggest fear is getting promised the moon and getting a pebble. Builders just want to close the deal.
