Been looking at properties in Gurgaon for almost a year now, and honestly, it's so frustrating. Builders promise these amazing green areas, like in Laburnum Victory Floors 88A, full of open spaces and landscaped gardens. But jab site visit karte hain, ya neighbours se poochho, it's often just a small patch of grass between crammed towers. My parents keep saying these amenities increase resale value, but I'm not so sure. For an investor, does actual usable green space really attract better tenants or fetch a higher premium? Or is it just marketing fluff? Doesn't feel like it justifies the PLC. What's been your experience with the delivered green areas versus brochure promises? Does it impact your ROI at all?
