Dwarka Expressway projects — I'm seeing a lot of new inventory coming up there. As an investor, quality matters more for long-term ROI. OSB Expressway Towers mein I've heard mixed reviews on construction quality, especially after a year or so. Cracks, seepage issues, these things kill rental yield and future resale value, right? Also, these fancy clubhouses and pools, are they actually maintained and used, ya bas show-off ke liye hain? Does it really justify the premium, ya tenant ko bas basic connectivity chahiye? What's your experience with actual construction quality and amenity upkeep in Gurgaon projects, especially the newer ones?

Totally agree. Tenant ko connectivity aur basic clean living chahiye. Pool aur gym toh bas initial sales pitch hota hai. Long-term me construction quality hi matter karti hai for resale.
Sahi baat hai bhai. My friend booked near Airport Road, same story. Amenities were great for the first year, now half the things don't work. Maintenance charges toh poore lete hain.
