Gurgaon projects: What's the real story behind promised amenities?
Loan pre-approved, budget set for a 3BHK in Gurgaon, but ab main phase mein hoon about actual delivery. I work in real estate, I know what builders promise, but khud ki investment ki baat aati hai toh thoda darr lagta hai. Looking at Brahma City M Block, brochures are always amazing. My main concern is promised amenities vs. what's actually delivered. Kitna sach hota hai jo clubhouse, swimming pool, sports facilities brochure mein dikhate hain? Are they actually functional ya bas showpiece ban jaate hain? Investor perspective se, resale value aur tenant attraction pe iska kitna impact aata hai? Also, maintenance charges ki reality kya hai? Initial years mein low dikhate hain, but baad mein service quality ke saath badhte jaate hain kya? Any off-the-record experiences ki kaise builder ki actual delivery ko gauge karein?

Bhai, same pinch! My loan is also approved, eyeing a 3BHK near Airport Road. Brahma City M Block brochures look fantastic, but that's exactly my fear – what if it's all just marketing fluff? Especially the clubhouse and pool, are they ever fully functional or just for show?
Totally agree with you! My cousin's 'Olympic-sized' pool turned out to be a glorified bathtub. Builders promise the moon, deliver dust.
