Gwal Pahari is a good location for future appreciation, but Lion Infra ka track record check karna bahut zaroori hai. There are horror stories about builders in Badshahpur who delayed projects by 5-7 years and then demanded extra 'cost escalation' charges
I totally understand your pain, OP. My landlord also hiked rent by 10% last year, and I decided enough is enough. But buying is not a cakewalk either. I recently walked away from a deal in Baharampur Naya because the builder kept adding charges. They showed me a carpet area price, then added super area charges, then PLC for a park-facing unit (which was just a small patch of grass!), then development charges, then a 'clubhouse membership' which was mandatory. It added up to almost 28% over the initial quoted price. My advice: ask for the 'all-inclusive' price on day one, and get it in writing. If they hesitate, run.
U8, market conditions are still pretty strong in Gurgaon, especially for ready-to-move or nearing possession projects. Builders aren't really reducing these 'hidden' charges much. They might offer slightly flexible payment plans, but the base price and these add-ons remain high. Best is to negotiate hard on PLC if possible, and scrutinize every single charge. Don't be afraid to walk away.
U5, what you said about 'all-inclusive' is so true. Builders play with words. Gurgaon mein market conditions abhi kaisi hain? Kya builders abhi bhi itna hi charge kar rahe hain ya thoda down hua hai because of interest rates?
Haan yaar, ye 'all-inclusive' price bolte kuch hain, nikalti kuch aur hai. Sirf frustration milti hai.
Oh god, 25-30% extra? That's a huge chunk! I was hoping for something around 15-20% max. Lion Infra ka RERA status kya hai? Possession date pakki hai kya? Kyunki agar delay hua toh rent aur EMI dono ka bojh padega, which is my biggest fear right now.
U3, Lion Infra ka RERA check karlo bhai, website pe sab mil jaayega. Possession date toh har builder 'tentative' hi deta hai, pakka kuch nahi hota.
Bhai, Lion Infra near Gwal Pahari? Thoda darr lag raha hai sunke. Builders ke hidden charges are a nightmare. Mera ek dost फंस गया था Sector 65 mein, base price low dikhate hain par end mein 25% extra lag gaya tha. PLC, IDC, FFC, car parking, club membership – list lambi hai. Make sure you get everything in writing, har ek paisa ka breakup. Warna baad mein sirf headache milega.
U2, I can tell you from personal experience. I bought a flat on Airport Road (Gurgaon side) two years ago. My base price was X, but by the time I got possession, the 'all-inclusive' cost was X + 30%! PLC alone was 10-12% for a good view. Then there’s EDC/IDC, GST, stamp duty, registration, IFMS (Interest Free Maintenance Security), and two years' advance maintenance. Builder ne toh 'power backup installation charges' bhi add kar diye the. So haan, 25-30% extra is a very real possibility, sometimes even more depending on the builder's reputation and project stage. Always factor that in your budget.
Sahi baat hai yaar! Ye hidden charges sunke hi darr lagta hai. Kitna extra lag jaata hai on top of the base price? Koi rough idea milega kya?
