My budget for a 2BHK in Old Gurgaon was around ₹1.2 Cr, but honestly, every quote from builders like Emperium Infrastructure Private Limited feels misleading. I'm trying to figure out the actual all-in cost. They give a base price, then add stamp duty, registration, PLC, parking, and then the super area vs carpet area thing just inflates everything. My parents keep saying builders always keep a buffer. Is there any real room for negotiation in Gurgaon? My broker says 2-3% max, but for a ₹1.2 Cr property, even 1% is a lot of money. How much can one realistically knock off from the quoted price? And what about those random extra charges that pop up just before possession? Ab samajh nahi aa raha. Any experiences?
