Honestly, the promised amenities in brochures feel like a huge gamble for investors. I'm eyeing Adani Oyster Grande Tower G, and the glossy pictures are amazing, but what's the reality post-possession? My parents say construction quality is key for resale and tenant attraction. Is it common to see cracks or seepage within the first year in Gurgaon projects? Also, those fancy clubhouses – do they actually get used daily, or just inflate maintenance charges? Not sure if the amenity premium is justified if they're not well-maintained. What's your experience with maintenance charges vs actual service quality?

Totally agree with the original post! Gurgaon projects ke brochures look like a dream, but ground reality is often something else. Especially construction quality, that's my biggest fear for a first home. My uncle bought a place near Airport Road and had seepage issues within a year, and that builder was also a 'big' name. Maintenance charges are a black hole, no idea where all that money goes.
Haan bhai, seepage is common. Builder log bas jaldi deliver karna chahte hain, quality suffer karti hai.
