I'll be honest, just got possession of my 2BHK near Officers Colony and the final bill was a shocker. Adani M2k Projects Llp ka project hai. Builder ne bola tha all-inclusive, but registration, stamp duty ke alawa, there were so many hidden charges. PLC, parking, electricity connection, even maintenance advance! My ₹1.8 Cr flat ended up costing way more. Kya ye sab common hai Gurgaon mein? How do you guys factor these in beforehand? Any tips to avoid these surprises for others?

Honestly, Adani M2K ka project ₹1.8 Cr for a 2BHK near Officers Colony sounds a bit steep already. Hidden charges toh har builder lagata hai, but it's usually mentioned in the agreement somewhere. Did you check your Builder Buyer Agreement (BBA) properly? Sometimes it's written in very small font or in annexures. Not defending the builder, but we also need to be super careful.
Bhai, totally relate! Gurgaon mein ye builder log ka standard practice ho gaya hai. Mera bhi DLF Phase 5 mein same hua tha. Bolte kuch aur hain, final bill mein 10-15% extra pakka rehta hai. Yeh PLC aur parking toh common hai, but electricity connection, club membership, IFMS (Interest Free Maintenance Security) jaise charges baad mein aate hain. It's a nightmare for first-time buyers like us.
Airport Road side bhi yahi haal hai. Builders show a 'super built-up area' price, but when you break it down to carpet area, aur fir usme PLC, EDC/IDC, GST, IFMS, parking, security, electricity, water connection, fire fighting charges add kar do... it becomes a different ball game altogether. My 2BHK there went from 1.5 Cr to nearly 1.8 Cr after everything. It's like they have a secret checklist of charges.

Exactly! Club membership ka naam tak nahi lete shuru mein. Baad mein pata chalta hai it's mandatory and a huge amount. Mera toh pura budget hil gaya tha.
