Gurgaon property hunt: Spot discounts real or myth?

My lease ends in 4 months and I'm really trying to lock down a place in Gurgaon, fed up of renting now. Landlord just hiked rent again. I'm looking at a 2BHK around Sector 7, maybe M3M projects, budget around ₹1.8 Cr. I've heard about these 'spot discounts' builders offer but not sure how real they are. Can you actually get a significant price drop, or is it just marketing? Is it better to wait for such deals or push for negotiation on the listed price? Also, are there any areas still seeing price correction or is everything just shooting up?
