Gurgaon property legal checks: Your real experiences?
Not proud of this but I almost got duped by a pre-launch scheme for a 3BHK near Dwarka Expressway. My wife and I are upgrading for the kids, and safety/school is top priority. Now I'm super paranoid about legal stuff. I'm looking at Orris Greenopolis but also checking other projects around. How do you all actually verify RERA registration beyond just the number on the website? Builder ka track record kaise check karein, especially for past projects? Like SARE Homes ka kuch issues suna tha with past deliveries, which scares me. And is title verification something jo normal buyer khud kar sakta hai, ya lawyer hire karna hi padega? Encumbrance certificate bhi kitna important hai? RERA complaints kitni effective hoti hain if something goes wrong, ya bas paper pe hi hai? Koi real experience share karega?

Bhai, you dodged a bullet with that pre-launch. SARE Homes ka track record toh sabko pata hai, especially unke old projects. My friend also had a nightmare with them near Badshahpur. Legal checks are non-negotiable, seriously.
