Honestly not sure if I'm thinking about this wrong, but the premium for a 3BHK is crazy. Currently in a 2BHK in Sector 65, eyeing Rudraa Realty in Sector 89A. The floor-rise premium for higher floors is huge, sometimes 10-15L extra. Is that really worth it for investment? How do you read builder 'spot discount' offers versus their 'no price drop' policy? Secondary market deals along Dwarka Expressway might offer more negotiation room. Already have a home loan, so ROI is critical. Anyone figured this out?

Rudraa Realty? Be very careful. I've heard too many stories about their previous projects, especially delays and quality issues in their Sector 102 project. Builder ka track record bahut important hai,
Totally feel you on the 3BHK premium, bhai. Sector 89A is definitely catching eyes but that floor-rise is a scam. Is anyone actually seeing good appreciation *specifically in Sector 89A* despite these high premiums? I'm also looking near Dwarka Expressway.
