Gurgaon property negotiation: Is it even real anymore?

Okay I'll be honest – I'm completely fed up with how little negotiation scope there seems to be in Gurgaon. I'm looking to upgrade from my 2BHK to a 3BHK, maybe even a villa near Old Gurgaon or Golf Course Ext. Builders like Sunder Homes quote around 1.8 Cr for a 3BHK, but they barely budge. Matlab, is it even possible to get a good spot discount? Or kya secondary market mein better deals milte hain, jahan negotiation ki real space ho? My current EMI is manageable, but I need to maximise ROI. How much can one realistically push for a price drop?
