My wife's priority is a bigger 3BHK near a good school, so we're looking around DLF Phase 1, maybe towards Golf Course Extension. Budget's around ₹2.5 Cr. We visited M3M and Godrej projects but prices seem super firm. Brokers insist negotiation isn't really a thing in Gurgaon anymore, especially for new launches. Is this true? Matlab, how much can you realistically negotiate on the final price? Aur, is it better to go through a broker, or approach the builder directly like Pegasus Developers? Confused about the best way to get a decent deal.

Bhai, you're not alone! Same situation here, looking for a 3BHK near Golf Course Extension, budget similar. M3M aur Godrej ke rates sunke toh mera bhi sar ghoom gaya. Brokers toh bolte hain ki 'market garam hai, jaldi book karo warna price badh jayega'. Really wondering if there's *any* room for negotiation now, ya bas jo price bola wahi final hai? Meri wife bhi school proximity pe bohot focus kar rahi hai.
