Gurgaon mein property prices ka kya scene hai 2026 tak? I'm finally fed up of renting, landlord ne fir rent badha diya. Planning to take the plunge, but not sure if current prices sustainable rahenge ya correction aayega. Especially in areas like Golf Course Extension Road ya Dwarka Expressway, prices already so high. Kya lagta hai, will they keep climbing ya this is the peak? My budget is around ₹1.8-2 Cr for a 2.5/3 BHK, looking near Medanta/Sector 38 area or maybe even Sector 82-84. Is it too late to enter the market for good appreciation? Which sectors do you guys think will give maximum ROI in the next 2-3 years? Should I wait a bit more, ya abhi right time hai? Confused hu yaar.

Medanta/Sector 38 area is definitely prime, but for 1.8-2 Cr, a 2.5BHK in a good new society will be very tough to find. You might have to compromise on size or go for older buildings. Have you checked the possession timelines for new projects? Builder delays are a nightmare in Gurgaon. Any specific projects you're looking at near these sectors?
Yeah, new projects near Medanta at that budget are mostly small 2BHKs or studio apartments. You'll need to look at resale in established societies
Exactly! My friend booked in Baharampur Naya, builder promised possession by 2024 end, now saying 2025 end. EMIs and rent both are killing him. He even had to file a RERA complaint. Always check their previous project delivery records and don't just go by glossy brochures. Agar under-construction le rahe ho, toh reputation aur track record first priority honi chahiye.

I actually booked a 3BHK in Sector 82 two years back, and have seen decent appreciation already. Mera toh ROI target hit ho gaya hai almost. But now the market dynamics are different. RERA data shows that premium segments on Golf Course Road have seen a 15-20% jump in the last year alone. What about the Airport Road side? Is that still considered a growth corridor? And for sectors like 83-84, is there any significant scope left for good appreciation by 2026, or is it mostly saturated?
Bhai, 83-84 mein abhi bhi potential hai. New commercial hubs aur schools aa rahe hain. Long-term ke liye toh sahi hai.
Sahi keh rahe ho, Sector 82 mein toh logon ko achha return mila hai. Airport Road side definitely has potential, especially areas near Badshahpur. Connectivity improvements are pushing demand there. But even there, prices are already quite high for quality projects. For 83-84, I think most of the initial appreciation is already factored in. Unless there's a huge new infrastructure push directly benefiting them, the growth might be moderate compared to the last few years. You might find better value slightly further out.
Gurgaon is the future, yaar! Prices toh badhenge hi. Abhi le lo, baad mein aur mehnga milega.
Totally relate to your landlord problem! Meri bhi jaan nikal gayi hai rent dete dete. Gurgaon ka market is crazy right now. But I also feel ki it's not going to crash. Maybe slow down, but correction as in big drop? Doubtful. Demand bahut hai aur supply utni nahi hai, especially for good societies. The new infrastructure projects are also pushing prices up.

Mujhe lagta hai, correction aana chahiye. Itni tezi se growth sustainable nahi hoti. Agar 2026 tak ka view hai, toh thoda wait karna banta hai. Warna pata chala, peak pe khareed liya aur phir market thanda ho gaya. Mera budget bhi similar hai, aur main toh abhi bhi hold kar raha hu.
